Renovating a house can be a stressful undertaking at the best of times. When you're doing it as part of a project you hope will bring in a nice bundle of money there's added importance for it to be successful. The popularity of TV makeover, renovation and new build shows has led to a growing market in amateurs and semi-professionals buying run down properties with the aim of transforming them and selling them on for large profits.

The same programmes demonstrate the ease with which many jobs, traditionally seen as purely for the professional and experienced , can be completed on a budget by the relatively inexperienced; wooden flooring, conservatories, fitted kitchens. I'm not going to criticise these programmes; the way they have fired peoples' enthusiasm and led to a growth in the number of small projects being undertaken by the man and woman on the street is commendable. The fact that many buildings that would have remained in decline until one day they were in such a state that they had to be demolished are now being rescued is also a good thing. However for every success story there are tales of things not going to plan.

It's a small gripe but an important one. For all the hours watching the TV seeing how the experts do things there can be no substitute for experience. However, having said that, I understand that there always has to be a first time for everything and provided you do seek out the proper help and advice projects like fitting bathroom suites, replacing windows or installing fitted kitchens can bear fruit.

Ideally with any project on a small scale that has been inspired or influenced by the type of programme I have already mentioned there still needs to be some sort of project management. If you are not confident you can do the job yourself it is worth considering getting someone to do it for you. It's extra expense but, if could right, project management can save lots of money over the time taken to complete a building project.

For most projects there are one or two major things that need to be achieved. The rest of the job is a case of clearing, maintenance and decoration. These major jobs are the biggest and most time consuming and, because they are the most expensive, need to be done correctly and handled sufficiently from the off. Typical jobs of this sort are:

Fitted Bathrooms - Many people underestimate the amount of work needed to put in a new bathroom. Remember that a bathroom is one of the rooms that a prospective buyer looks at first and can influence there decision more than the rest of the house put together. Make sure you understand the plumbing and drainage issues associated with fitting a bathroom, mistakes here could prove costly.

Flooring - The fashion for flooring changes every few years. Tiles, floorboards, carpets have all been in vogue at some point. The thing is to go for something that is durable as well as attractive. Remember you are trying to sell the house, you're not going to be the one living in it. Something plain and simple might not stand out as a feature but it will reassure potential buyers. If you go for something too decorative or lightweight it will stick out like a sore thumb for all the wrong reasons.

Fitted Kitchens - Kitchens are the other area that prospective buyers look at closer than any other part of a house. A good fitted kitchen alone can sell a house. Take the time and effort to get it right. If you are unsure what people look for in a modern kitchen make it your business to find out.
