This ranks as one of the most poorly executed articles I have come across in over 35 years experience as a Commercial Building Consultant.
The author does not seem to be able to determine his audience, his objective in the subject matter, or his single focus on the reason he is writing.
There is a disconnect between shingles for residential use, and "flat roofing" for commercial use.
There are some assumptions about 20 year old roofs in the first line. This is virtually laughable as any roof that has lasted 20 years is by nature reached its maximum expected useful life (EUL), and leaks are certainly anticipated, regardless of reason. He then goes on to intermix residential and commercial distress conditions, and immediately jumps into how to repair shingle roofs.

There are only 5 causes of roof failure.
1. Installation issues.
2. Poor design
3. Faulty product manufacturing
4. Neglect in preventive maintenance and observation of conditions
5. Simple deterioration with age.

First 3 owner has no control over, yet the number one issue involved in roof failures (speaking as a veteran, and court approved forensic expert witness), is poor installation. This is at least 80-85% of why roofs fail.

Pick a single focused subject, (Preferably one you know something about), and stick to it. This was overall a presentation that should be either omitted entirely, or taught to second graders.
