Buyer Leads for Real Estate Agents: How to Capture Real Estate Internet Leads
If you're a Realtor in today's housing market, you need to be aware of one all critical fact: over 80% of all buyers begin their home search online. Buyers in this market do not pick up a newspaper, a magazine or a phone book to look for an agent. Buyer leads for real estate agents are generated through the internet.
As an agent, if your lead generation tactics do not focus primarily on generating online real estate leads, your strategy must change and it needs to change now.
How Do I Generate Online Real Estate Leads?
Today's buyers have instant access to nearly all of the MLS data that most agents do, so how can you possible induce them to provide you their personal information? Even if you manage to motivate a buyer to visit your website, motivating them to register with an email address or phone number so you can capture real estate internet leads can prove challenging.
Here are the activities I have used to capture buyer leads for real estate agents in my company:
- Give Them a Reason to Provide Their Information: Today's web users are more and more skeptical of handing out their personal data to online sites. To overcome this perceived risk and capture real estate internet leads, you must give the buyers value for signing up on your website. Granting access to area school information or neighborhood crime rates can be a great inducement to buyers. Our team provides a daily email alert service that provides buyers newly listed homes in their areas if users give us their contact information. Be original, every neighborhood has special needs. Provide that information it to your online real estate leads and those leads will turn into clients.
- Don't Force It: Most agents' websites don't allow access to any market information before a buyer registers. This is a major mistake. Once a buyer sees that your website will not give them the information they want, they are much more likely to search for another website than to give you their contact information. My team's website allows buyers to search and browse all of the houses they want. Registration is only necessary to access exclusive features on our site.
- Reassure Them: When you ask for buyers to provide their data, make it crystal clear that you won't redistribute their information to others. I was able to dramatically increase the buyer leads for real estate agents on my team by including a paragraph assuring buyers that no lender, appraiser, or provider would contact them and that I never sell personal information. Additionally, on the webpage displayed instantly after I capture real estate internet leads, I re-assure the user that the data they just provided is safe and secure.
What if I Don't Have My Own Website?
A large number deal of agents make a great living from online real estate leads that are obtained from websites that the agent doesn't own. There are a few of websites that capture real estate internet leads and resell them to Realtors.
These companies charge a monthly fee (between $29 - $69) and send every lead obtained for a specific area to the registered Realtor. Paying for just one or two of these services can generate enough buyer leads for real estate agents that creating their own real estate website isn't necessary.
Whatever you do to generate online real estate leads, what is critical is that you do generate them. With over 80% of buyers starting their housing search online, if you're not the agent to get their information, your competition will!
