Buying A Home With Flat Fee MLS

There are a number of ways in which home buyers find and purchase the home of their dreams. Some work with real estate agents – specifically, with a buyer's agent – who will do most of the searching for them and who will receive a commission based on the price of the home. Others choose to do the footwork all on their own – they search through listings in the newspaper, look at flyers and drive through the neighborhoods where they would like to live.

Still others who are looking to buy a home look at ways in which they can buy a home online.

One element of buying a home online is searching through listings to find homes that are available. Another element is is finding the right partners – real estate professionals who will assist them with closing on a home, not with finding the right home for them.

A home buying partner is different from a buyer's agent. A home buying partner, instead, helps with the paperwork, helps with negotiating and closing on the home.

Just as home sellers can save with a Flat Fee MLS service, home buyers will be able to save as well. Home buyers can save by using a flat fee service in the following ways:

Home buyers can save by taking on the responsibility of finding the perfect home. Rather than having a buyer's agent who does the “home work,” it will be up to the buyer to find homes matching their own criteria – something that can often be done online;

Home buyers will be the ones who seek out open houses or will take on the responsibility of scheduling a time to preview the homes that are interested in seeing;

Home buyers will take to the showing a card or other statement by which they let the seller know they are using a flat fee service to purchase a new home;

Home buyers, once they've found the right home for them, will work with the flat fee service to make an offer and close on their purchase.

As a reward for doing the majority of the work on their own, home buyers who use a flat fee service – services from real estate companies that allow sellers to use Flat Fee MLS listings to sell their homes – will receive a rebate at the end of the transaction. This rebate will come from the commission typically paid to a buyer's agent.

In other words, just as sellers can save thousands of dollars using a Flat Fee MLS listing to gain exposure for the property that they are selling, home buyers are able to use flat fee services to save thousands while buying a home. Just as sellers are able to have access to the tools and services that they need to make the process of selling a home easier, home buyers can use flat fee services to have access to the tools and services they need to by a home.

When the time comes for you to buy a home, why not take advantage of ways in which you can save? Why rely on a buyer's agent to do things that you can do yourself? Buy a home online; buy a home on your own with a flat fee real estate service.
