House Hunting Strategies for Your First Home

As a rent payer, you got tired of the limitations that this status forces you to and you want to get in the select group of first home buyers. Everyone is telling you that you should be much better off with a house of your own and you incline to agree with them. And there are indeed a few very strong reasons why you should buy a house of your own.

First of all, you will be the proud owner of your own house, which means that you can do whatever you want with it, including painting it in the colors you want, designing it the way you want, etc. Then, there are the property tax deductions which you can only be eligible for if you are a first home buyer. Everything is pointing you in this direction. Now, how do you find that dream house in which your family really feels at home?

You probably don't know this, but 4 out of 5 house searches begin on the internet. You were probably tempted to do the same. And searching for a house on the internet is indeed very appealing. I mean, from the comfort of your soon to be ex-home you can take virtual tours of the available houses, see pictures of the neighborhood, check and compare prices, etc. You might even make up your mind before you get to the closest real estate office.

Most people decide which house to buy in the first two weeks after they begin the search, even more, a great number of people decide in the first two or three days! It's advisable that you do the same. I mean, if you really like a house, go ahead and buy it. Taking too much time is not very beneficial, and usually people who do that are not really that determined to take this step.

When you go on your perfect house hunt, make sure you are equipped with a digital camera. Once inside, make sure that you take pictures of everything. Do the same with the surroundings of the house also, because a beautiful neighborhood is almost as important as a beautiful house.

You have to take into consideration many aspects when taking this step, as it could be a decision that will affect the rest of your life. Make sure that you notice the room's design and features, the window size and placement, and the list could go on and on. If you can see any strange features, make sure you remember them and write them down. Also, take a look at the surroundings of the house. It's very important to get a general idea about that, too. Although houses placed near parks (for example) could be more expensive, it may be a smart investment if you paid a little extra money for a good neighborhood.

While you are looking for that dream house, the best thing is to see a maximum of about 5 houses a day. If you take more tours than that, you might get saturated and an anxious and that could affect your choice. If you follow my advice and see no more than 5 houses a day, your mind will be made up naturally, and you will instinctively know which house you want to buy even as others are going through your scrutiny.

After a few days' search, you will want to go back to the first houses you saw and start over again, this time with 3 or 4 houses which you considered to be the most appealing. You will see them with different eyes now, and you will be able to notice all their details. After all, a few days of house searching will have sharpened up your senses. In the end, your mind will already be unconsciously set on that dream house you always wanted. And as the majority of the first home buyers, you will be glad you decided to take this path.
