7 Cheap Tricks To Get Your Home Ready To Sell For Top Dollar
You can prep your house for resale without spending a lot of money and it can look great, too. You probably own the things you need to stage your house like a pro.
The key is to freshen, recycle, reuse and do not over design.
Here are some things you can do for bargain basement prices and still have a fresh, new looking home when you have to go to resale.
1. Paint in neutral colors. The walls and trim will look fresh and new to buyers who will feel they can move right in and be comfortable. You can also paint or refinish furniture that is damaged. If it is wood it can probably be fixed.
2. Make minor repairs to the kitchen and update appliances if necessary. Many buyers want stainless steel appliances. There are some ways you can get the look of SS without the new appliances involving sticky films or paint. It might work for you if you can not afford the appliances. Check with the home stores. If your kitchen is dated you might stain or paint your cabinets. If you can stain or repaint cabinets you can save somewhere between $3,000 and $20,000 dollars if not more.
3. Granite can be really expensive. Save money by choosing a local product. It is greener if it has not been shipped half way around the world. Why does it matter which continent granite comes from? Just pick a neutral color. You can also only put granite on some surfaces like an island and put something less expensive on less conspicuous places. Another option is a thin granite veneer or granite tiles. A great looking tile back splash that goes all the way to the upper cabinets gives a high-end look to a kitchen. Ceramic that looks like stone is the budget choice.
4. A lot of bathrooms have old wallpaper that is dated. Buyers do not like it and they do not want to remove it so they move on to the next property. Paint can make many bathrooms look much better. If you have weird color fixtures buy some basic white replacements and keep them in the same locations. It will save you big $$$. Lighting is another thing you can replace with something newer but not too pricey. Same rules for floors. Neutral color ceramic tiles that look like stone are nice and budget friendly.
5. Window treatments. Hang them high and wide to make your windows look as big as possible. I always sew my own plain panels, often from fabric from garage sales. Any solid color that works with your decor will do. Line them with plain cream linings or sheets. Many retailers have panels that may work, too. Unlined drapes do not look good from the exterior of your house. They make the windows look higgledy-piggledy instead of upscale.
6. Do not add on to your house. It costs too much money. You may never get it back. Work within the footprint of your existing house if you can.
7. Do you have every wall of every room lined with furniture? Store all but the essentials so your house looks bigger. So you need to pay attention to furniture arrangements. They are important. They should not be, but they are. For example dining spaces need to look great even though many of us eat in front of the TV. A family room or living room need places for 4 people to sit comfortably (love seat or sofa and 2 chairs in a U shaped grouping) and still leave plenty of walking room.
