The estate agent rarely receives the best press in the media and in this country is regarded to be one of the most hated professions along with traffic wardens and lawyers. This is not the case in the Unite States however; there the estate agent is a highly respected member of the community. The reason they are disliked by many is because of the high percentage of property sales that fall through at the last minute; this situation however is rarely the agent's fault, external parties often make it difficult to achieve a smooth exchange of finances and property. Despite this it is usually the agents who receive the flak, often being at the other end of phone dealing with angry clients.

The industry however is made up of as a wide across section of society as many other professions. Some are highly successful and strive to do the best for their clients, finding them the perfect property or achieving them the greatest price. That said there are a few out there who operate without scruples, simply attempting to make a quick buck from people's properties. Finding the right sort however can be difficult, ultimately research is the homeowner's best weapon, and this may take the form of personal recommendations or internet forums. Whatever the methods however, taking the time to research the history and experience of a particular agent is highly advisable.

In the industry there are two regulating bodies that an agent may be a member of. These bodies are the OEA or the Ombudsmen for Estate Agents and the NAEA, the National Association of Estate Agents. These associations attempt to regulate the industry although membership is not demanded by law, meaning that anybody can become an estate agent should they wish to do so. This is why when investigating various agencies, their membership to one of these bodies is essential. Both the NAEA and OEA strive to create a national standard for agency services by laying down a strict set of operating principles and codes of practise.

When choosing agents it is important to interview all in the area. During this interviewing process it is possible to assess their ability to sell properties, their knowledge of the local area as well as their understanding of the national property market more generally. Ultimately as a homeowner an agent that can answer all questions effectively and succinctly is the most preferable. Experience and knowledge should form an element of the decision, as should the nature of the estate agent, if an agent emits a feeling of unease, buyers will probably experience the same feeling and hence will be less likely to buy.

Agents will normally conduct a valuation of a property as a part of this initial meeting, at this stage employing many different agents is advisable, it will allow the homeowner to find an average valuation figure and subsequently assist in finding the most attractive market price for their property. It is also important to assess how the agent intends to market the property. Most agents today utilise online property portals as these are widely used amongst the buying fraternity. However, methods such as the shop window should not be discounted, nor should advertisements in the local press.

By being careful in the choice of estate agent it is possible to find a great service as well as an affordable price. With a logical and conscientious approach to hiring, it is possible for buyers to weed out the shysters and only employ reputable and effective operators.
