Tips On How To Be A Proactive Real Estate Seller

When you need to sell your home, it can feel like a daunting process. But it doesn't have to be. If you just take charge you will find that you are in a better power position to help market and sell your home. It comes down to whether you want to be active and create situations where those offers come pouring in, or if you want sit back and wait for things to happen. It's up to you. Here are some tips on how you can become a proactive seller and get your home sold!

Think like a team player! Yes, your real estate agent is the professional. But that doesn't mean you aren't an integral part of it all. Because without you, the transaction couldn't take place! Be sure to ask questions. Ask about the marketing plan and brainstorm with your real estate agent on any additional ideas you might have. Ask how you can help the whole process.

Talk to your neighbors! Your neighbors may just be some of the best word of mouth marketing you have for your home. Wouldn't you love to be able to pick out who you live near? Well, so would your neighbors. Yes, your neighbors will see when the sales sign shows up in your front yard. But unless you are close friends with these people, they have never been in your home.

They don't know any of the upgrades or features. Here's your chance talk up your home and ask them if they know anyone - friends or family -who would like to live in the area. Those neighbors will then go chat up your home to people they know in an effort to have a part in who becomes their next set of neighbors.

Provide information for the flyers. Your real estate agent will create a colorful flyer that will contain pertinent information on your home. The handout will be available inside your home during showings and may be available in a flyer box on the for sale sign. Don't fail to participate - you're the one who has lived in the home and enjoyed all the wonderful aspects of it.

The flyer is your chance to communicate that to others using pictures and words when you aren't there in person. If you have some beautiful pictures of various parts of the home, offer them to your real estate agent. If you have some features or benefits of the home that you think may be great selling points, mention them.

Once that flyer is ready to go, help get it out there to the widest audience. Email it to everyone in your contact list and ask them to email it out to others as well. Swing by your local stores and businesses and drop some flyers off. They may have clients who are looking for homes, or they may have employees looking for a home in the area. Those bulletin boards at your local grocery store?

A terrific place to post your flyer. The church down the street? A great place to drop off a flyer or two. Many people drive from outside an area, or perhaps are renting in the area and visit the local stores, hair salons, and the like. And many businesses will gladly post your flyer up or pass along the information to their clients and customers.

Don't forget to think like a buyer. Take off your homeowner's hat and walk through your home with the discerning eye of a picky buyer. Start from the drive up to your home. While you can't control how your neighborhood looks, you can certainly make sure your front yard looks well-kept and inviting. You want to keep the yard weed-free, the walkways swept and either cut back wild plants, or add a couple new ones if the yard is looking sparse.

After you've dealt with your front yard, head through the house. Again, you need to set aside your own feelings. Yes, you love your collection of thimbles. Yes, you have a stunning number of baseballs. But that doesn't mean buyers want to see them. Look around and see what you can put away for the time being. A buyer wants to imagine herself living in your home. You don't want her distracted by your art, knick-knacks or over-stuffed furniture.

If you take a hard stance and look as objectively as you can, you may see some items that can be stored away and furniture rearranged. By placing yourself in your buyer's shoes you can re-imagine the look in the home and make any changes or tweaks, being a proactive seller and fixing any issues before they even occur.
