An agreement should be drafted based on the things agreeable to all. This will avoid future disputes and will also help them arrive at a consensus even before starting a life in the home.

The rights of the tenants to use the common facilities, request to insure the property, fixing up the interest on late payments of rents, using the owner’s property for residential purpose alone and tenants’ requests such as keeping the house in good condition and mending all repairs should be mentioned in the agreement.
The house share agreement is legally binding, so it should not have any ambiguities. It should cover all the terms and conditions after having a meeting with the house owner.
