Why do you need a House Share Agreement?

Tags: , , ,

House sharing might happen in many ways. A group of friends might share a house or a house owner himself can make an agreement with everyone else in the house. They all will share the deposit and pay the rent equally. At the time of leaving they will collect the deposit directly from the owner.

Sometimes, a landlord will make an agreement with one of the persons in the house. A group of persons in the house will have an understanding among themselves and one person will deal with the landlord. In another case, the landlord himself will share the room to some other person. The house owners will have a regular contact with Housing Association or Council to get reliable persons.

People will also rent a room in a house in multiple occupations. The house owner will fix up the rent for each person. If a person leaves, the other person in the house need not worry about the increase in rental expenses. The house owner will take care of it.

The agreement should be made based on the type of house sharing. While making a house share agreement, we should have confidence in those persons with whom we share. The persons who are sharing should be ready to take joint responsibility for rent and utilities.

The agreement should deal with the sharing of the work and other living procedures in the house. Each person may have a different way of life, customs, habits and behaviour. So they all should discuss and frame the rules which are acceptable to all. Joint accommodation should not be a problem to them over a period of time. At the time of making an agreement, all the issues such as food habits, drugs, smoking and drinking habits, girl friends or boy friends staying overnight, pets and other important things should be discussed. An agreement should be drafted based on the things agreeable to all. This will avoid future disputes and will also help them arrive at a consensus even before starting a life in the home.

The rights of the tenants to use the common facilities, request to insure the property, fixing up the interest on late payments of rents, using the owner’s property for residential purpose alone and tenants’ requests such as keeping the house in good condition and mending all repairs should be mentioned in the agreement.
The house share agreement is legally binding, so it should not have any ambiguities. It should cover all the terms and conditions after having a meeting with the house owner.

In many ways, the house sharing is cheaper because the costs of council tax, hot water, water, TV licence, current and telephone line rental can be shared among the house mates. Expenses out of our pocket will be reduced. It has become very common in the UK as people feel very much comfortable with that. Many commercial firms are also operating to find a house for persons and also to find persons for house owners.

It can be bought through online. Many persons are getting the document ready by simply sitting at home. The clients will have all the dealings through online and telephone and will provide the necessary information to them. The clients will be given financial advice and consultation free of cost.

The clients are not required to seek the support from the lawyers, as they will get the supervision of the experienced solicitors in property law through these online service providers. The client has to fill up an online application. He has to submit it along with the payment, and the document will be sent through email to him as quickly as possible. The online agency provides the most convenient and economical services.

Around 73 per cent of the house share documents are not properly drafted in the UK which leads to unnecessary tension and costly legal fees every year. The agreements alone can safeguard us from any financial loss or disputes when sharing a house or a flat. It is often made by a group of friends, or persons in the house will become friends in the due course. They will get to know each other and they will be very good companions in the shared houses.
